The article presents an analysis of the preferences of residents of large cities (over 500,000 in-habitants) who decide to purchase residential property. The survey was conducted in the form of nationwide surveys. Data was collected at the end of 2018 from the responses of the residents who chose to buy a flat between 2005 and 2018, based on own research. At the outset of the paper, a brief description of the housing market is provided, along with an analysis of the factors driving the supply and demand in this area as well as a preliminary analysis of the current macroeconomic situation influencing the real estate market. The main objective of the study was to determine the key preferences that residents of large cities take into account when deciding to purchase residential property in Poland. Responses obtained from the respondents as part of the nationwide questionnaire surveys were used to conduct the analysis.
