In the early 1990’s as consequence of social and economic changes the local authorities in Leipzig authorities (Germany), faced severe problem of depopulation. Among the recovery projects prepared one can find several issues related to the identification of degraded areas and introducing there the revitalization process. The purpose of the study was to identify the scale and the types of spatial and functional transformations taking place in the degraded former railway areas surrounded the main railway station in Leipzig. The research was based on a detailed field inventory carried out in 2016 and an analysis of available data. The carried investigation allows to recognize and analyze the main streams of the revitalization process, and identify the areas being subject to degradation at the same time than define their mutual functional and spatial relations.
