As an important element of the economy, housing affects the city - its development processes and the quality of life of its inhabitants. Housing influences the city's development through the creation of housing conditions which, among other things, make it possible to absorb labour in the local market and increase the city's budget revenues. The housing situation consists of elements such as the state of the housing stock, the material effects of construction and the housing market. Demographic phenomena such as natural movement and migration affect supply and demand in the local housing market. Access to buying or renting housing can prevent residents from emigrating to other cities. The aim of this paper is a comprehensive analysis of demographic changes and an assessment of the housing situation in the largest cities with district rights in the Metropolis GZM (Katowice, Gliwice, Sosnowiec), with particular emphasis on the role of housing as a key factor influencing urban development.
